Non-Profit Organizations
Non-profit organizations face a variety of real estate issues and need a trusted advisor. Our firm has worked with non-profits to determine the value of existing real estate assets, dispose of surplus real estate, and lease or acquire new buildings.
Recent Examples of Our Work with Non-Profit Organizations
The North Georgia United Methodist Conference needed help developing a master plan and development strategy for its Simpsonwood property, which has extensive frontage on the Chattahoochee River and was improved with a conference and retreat center. Working in concert with a land planner, we evaluated various development scenarios, but ultimately concluded that the highest and best use might well be green space. We then assisted the Conference in the disposition of the property to Gwinnett County for a passive park.
The Partnership Against Domestic Violence (PADV) retained Haddow & Company to help find a new safe house location in Gwinnett County. After an extensive search, a property was identified that met PADV’s requirements and a successful purchase was consummated.
The YWCA of Greater Atlanta owned 10.8 acres of land near the intersection of Barge and Campbellton roads. The property was surplus real estate that the YWCA preferred to monetize through a sale. In 2022, Haddow & Company was retained to evaluate the property’s highest and best use in order to formulate the optimal disposition strategy. The underlying goal was not only to maximize the value of the property for the YWCA, but also to find a buyer keen on building additional affordable housing in the area. Research steps included: 1) met with City officials and neighborhood leaders; 2) interviewed leading residential developers; and 3) analyzed residential market trends. In 2023, the YWCA retained our firm to market the property for sale, and a successful transaction was consummated with the City of Atlanta, which intends to add affordable housing on the site.
